The most thorough pre-purchase survey the RICS defines — and our specialism.
A Level 3 Building Survey (formerly a Full Structural Survey) is a detailed inspection of the whole property: roof structure, walls, floors, damp, timber, drainage and services. The report explains each defect, why it matters, the likely cost of repair, and whether it should affect the price you pay.
It is the right survey for older, extended, altered or unusual properties, and for any listed or heritage building. If you are spending hundreds of thousands on a house, this is the survey that tells you what you are actually buying.
Level 1 and Level 2 surveys are also undertaken — call to discuss which is right for your property.
No VAT — the figure quoted is the figure you pay.

Level 3 surveys from £845. Listed and heritage properties are priced individually on the property's size, age and condition. Full guide on the Fees page. No VAT — the figure quoted is the figure you pay.
I hold a CAA A2 Certificate of Competence for drone operation.
A close-inspection drone survey covers roofs, chimneys and facades that cannot otherwise be safely assessed, and can be incorporated into your report. From £120.
A cost assessment puts a realistic repair figure against each significant defect in your report — evidence you can use to renegotiate the price, budget for the work, or walk away with confidence. It is often the single most useful negotiating tool the survey produces. Available with any Level 3 survey, from £150.
